There are many investment opportunities available but lands appears to be one in which the owner or the investor reaps huge benefits. Land does not need so much to maintain and even if you do not do anything on it, it still remains the same. Again, it appreciates day in and day out. You will just need to verify ownership, make the purchase and just keep to your tax obligations. Of late many owners have tried to bring the cost of their property low by conserving the environment. All they need to do is to allocate a certain part of the land for forestation. They will not develop this part and in return the government will give them tax incentives. If you are considering developing it, you may need to add things like log homes of cabin houses so that the buyer can be able o make use of it for residential purposes or a guest house.

Land is something that you may want to invest in. It promises a huge capital appreciation opportunity and will help you safeguard your investment. You can be able to use the land for personal purposes or resell at a later date for more profits.

How do I figure capital gains and state tax on the sale of a vacation home in Michigan?

I purchased a vacation home from my grandparents in Michigan in 2001 for $60,000 (Probably $150K under the market). I have made some small improvements to the property (approx $10K). My wife and I have never declared this as our primary home. There is an estimated $10K in personal property being sold in this transaction. I am in the process of selling the property for $370,000.

I want to make sure that I hold back enough funds for all the tax consequences that we will see in the next year. I am curious if I have to pay income tax in Michigan or my home state? How would this sale affect our federal filing? Capital Gains, Alternative minimum tax??

you wish to acquire in 180 days from the date you opened an escrow.
In this 1031 you need a reputable title company or if in Michigan,a good real estate attorney. Then the last two years of the five, you can make the acquired property as your principal home.
Just complete the front and back of the 1040 sch D and you will figure your cap gain tax. See if you can sell the house under an installment sale since you can spread the cap gain on the principal over the life of the note and thus pay the cap gain tax in cheaper dollars (see form 6252)

This approach to planning is synthesized from a strategically planned assessment of productivity and corporate needs. This is a critically important process for medium to large corporations. Each phase of corporate training is integrated into the strategic blueprint.

1. The strategic decision process

Strategic planning for corporate training practices is based on a range of measurable parameters. It may include quantified future requirements for productivity in terms of business goals. The decision process is systematic and creative, identifying areas and training needs, and creating an integrated picture of the organization's needs.

Typical planning may need to include a gamut of types of training. Leadership training, team building, management training, customer service training and performance training are common strategic staff development areas.

Goals will set targets for improvements in operations, which is the basis of defining training needs.

A business will typically run structured training programs in core operations as a basic strategic approach, and develop its strategies on this basis. Linked to this structure clear expectations also have to be formalised, so that trainees not only understand the goal but also the guidlines for achieving the goal.
  • Clear methodologies: This is the phase of planning in which the required form(s) of training and use of budget and resources are decided. A strategic training policy like "All our sales people should receive formal Sales Training" naturally requires thorough costing, a clear set of priorities for types of training, and time frames for completion.

3. Implementing strategic corporate training

Implementation of corporate training policies involves:

  • The selected training organization provides consultation regarding the actual training processes to ensure proper implementation of the training strategy and provision of facilities, scheduling, time frames and other basic requirements.
  • A training plan is formulated in accordance with the organization's goals.
  • As part of the training implementation the client organisation's senior management should be supportive of the entire training process to encourage the buy-in from the participants
  • The training program's progress is periodically reviewed by senior management, to monitor progress and to ensure they are providing the appropriate support.
  • The training organization provides feedback to the client in terms of successful completion of goals.
  • Final review and evaluation of measurable performance of the training initiative.

The strategic training process is now the preferred training methodology for the world's major corporations. It ensures training quality, defines corporate goals accurately, and provides cost effective benefits to employers and employees alike. Before proceeding further into this article first we must know who can be called a leader? There are many notions attached and ideas overflow as soon as one gets to hear the term leader. There was no need for the Civil War, because in the end we were fighting ourselves. Our brothers in arms. The North and South were no different than each other, and they were just people with the same idea, but with different course of actions. It was the lack of leadership that caused the civil war. Something could have been worked out, as it says in the quote."it was the result of extremism and failures of leadership on both sides." Just means that everyone on both sides was so stuck up in their own ideas and were narrow minded to the other side, thinking they were the only one that was right. If they sat down and tried to compromise. Thats a big word in politics, COMPROMISE, the civil war would never have happened.

Leadership Is not on the ability to lead during crisis, its the ability to follow and have the ability to compromise as well. A good leader is a good follower and listener, and able to maintain his people in times of hardship and peace.

In home negotiations, the price of the home is not the only thing that has to be considered. It involves many things such as transaction costs, inclusion of furniture in the sale price, closing costs, escrow and the mortgage.

            For a successful real estate purchase negotiation, below is some helpful information.

1. State a fair price and a fair price offer. Buyers are immediately turned off when a home is overpriced. On the one hand, a buyer who offers lower than the asking price could alienate sellers. The listing price of a home must base on the prevailing market price of comparable homes.

2. Respect and understand the priorities of both parties. Knowing what is necessary to the other person in the negotiating table can help you avoid pressing on sensitive issues. A seller who refuses to budge on the sale price might be willing to pay a big part of the cost of transaction and shoulder basic repairs. A buyer on the other hand who wants to move in at once might be willing to shoulder the bigger part of the transaction cost and forego repair jobs.

3.  Be open to a compromise. In the real estate business, a ‘win-win’ deal does not mean both parties getting what they need. It means that the seller and the buyer will win some and lose some. You should not negotiate in an adversarial manner. Focus on your priorities and do not allow your feelings take over your better judgment.

4. Both the seller and the buyer should be able to meet in the middle. Meeting in the middle is one of the best negotiation strategies in real estate. Split the difference in half, thus the seller pays the other half and the buyer the other half as well.

5. If there are some aspects that could wait, set it aside. Deal on the main agreement first. After you have settled it, you can proceed to the other matters as a side agreement or amendment. This will allow both parties to acknowledge and solidify major areas of the agreement and could then proceed to a fair compromise on other terms and conditions. Putting everything in writing is a very good strategy.

6. Seek the advice of your real estate agent. Good realtors are definitely experienced in home sales and contract negotiations. They would know what strategies work and what would not. He or she should also be able to provide an alternative as well.

The real estate business is as people’s business. Negotiate with an open mind and heart. If you are the buyer, remember that a seller has an unexplained desire that his or her home should fall into the hands of a good buyer who will be able to take care of his/her home. The seller’s home is more than walls, ceilings and floors to him/her. It is the place where they once shared laughters, tears, hopes and dreams. It is a place of memories treasured even after they move on.
